Please tell us about the good and bad aspects of living in your local area:

Ideally located 3 min walk to the tube station with good connections to central London ect. Shops are a good 35 min walk from wem tower to central Wembley if you want shops such as Iceland and a range of other high street stores. This can be a pain if you don’t drive! There are some corner shops nearby tho for odd bits as well as takeaways and a barber. Good free parking with lots of spaces.

How has the building management responded to any problems or issues you have raised:

Again, issues raised don’t usually get answered. We have raised 2 issues so far and still waiting for a response.

Please share one thing (or more) which you wish you had known before you moved in:

Again make sure to take lots of pictures of the flat when you first move in to cover your back as it’s a hefty deposit

The high street where the known shops are is a train stop away and local shops are less than 500 m. Best location as it’s next to the train station. Quiet convenient.

How has the building management responded to any problems or issues you have raised:

Response hasn’t been on par. There’s issues that are not responded to quickly resulting in things taking longer to resolve.

Please share one thing (or more) which you wish you had known before you moved in:

To try move in on the first day of the month to avoid additional unnecessary costs.

We are close to everything! Supermarkets, pubs, cafes and the list continues. Even the Wembley stadium has a walking distance to us.

How has the building management responded to any problems or issues you have raised:

I actually haven’t had any problem yet so I didn’t need to contact management for any issue.

The area itself isn’t too bad, mostly a residential area with lots of abandoned buildings. Unfortunately there’s no local supermarkets.

How has the building management responded to any problems or issues you have raised:

With little to no rush to fix the problems. Water was off for 2 days this week with no urgency.

There’s a reason that it’s good value, it’s not just a lucky catch unfortunately

Please tell us about the good and bad aspects of living in your local area:

Not a lot going on in the immediate area, have to travel to find any quality shops, restaurants etc. Transport links are excellent, being situated right next to the underground and a number of bus stops. Traffic noise is only noticeable when windows are open so it is manageable. Bins can become overfilled, however collection seems to be fairly frequent. Feel safe living at WEM, which is a secure building. However, I do think they could make it more secure by keeping the gates locked at the front when not in use. In terms of safety in the local area, we only ever walk to the underground which is a stone throw away. However, I would not feel safe walking deep into Stonebridge.

How has the building management responded to any problems or issues you have raised:

Pretty good, issues always seem to get fixed. Sometimes the speed at which they are fixed is not the best.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how flawed the check in process is so I could try and make arrangement to avoid the stress it caused.
