Living in Wembley Park is quite safe and enjoyable. Boxpark gives lots of entertainment and variety of food. Restaurants are mostly fast foods due to the proximity to the Wembley Stadium. Can get very noisy and crowded during events
How has the building management responded to any problems or issues you have raised:
Building management solved all my issues although some were at slow pace.
Please share one thing (or more) which you wish you had known before you moved in:
A good tip would be to visit the area at night and walking around the area

The area is great, Wembley Park is a development very well developed and still growing. I love the restaurants and the life in Wembley Park.
How has the building management responded to any problems or issues you have raised:
They have been working now towards getting all outstanding initial problems resolved.

Nothing comes to mind regarding items I’d like to know before.

Wembley Park is a great area to live in with big potential to get even better with time. There are many nice shops and restaurants and the area is very safe. When first moved in I was concerned with the stadium event days, but the reality is that 1) they aren’t that frequent and 2) it makes the area even more vibrant with a very positive energy which is difficult to explain. Car owners do have to plan in advance due to road closures, and residents should avoid taking public transport at the same time and direction as everyone is leaving from the stadium, but this was never an issue to me for the last almost 2 years. The windows are all well insulated, so noise levels in the flat are very low - sometimes i do not even notice there is an event going on!
How has the building management responded to any problems or issues you have raised:
Yes, but incredibly slow responses and many follow ups needed.

nothing really - everything came as a pleasant surprise

Worst management you will ever face. Stay away from it, don’t fall in trap unlike me. Just thinking to over my lease anyhow

Please tell us about the good and bad aspects of living in your local area:
Great building, great location (Wembley Stadium station 1min walk away, Wembley Park and Wembley Central stations 10min walk away). Very close to shops, 5min away from the London Outlet centre. A lot of noise from construction sites nearby but won’t last forever. A lot of people on the street on match days but a great experience.
How has the building management responded to any problems or issues you have raised:
They have not responded. Their utter contempt is shocking. Months after moving in we still don’t have access to the amenities which were used as a massive USP (rooftop, cinema room, coworking space, gym etc) and yet we pay full service charge. We did escalate it to Peabody execs which seems to have helped somewhat but we won’t stop applying pressure.
Please share one thing (or more) which you wish you had known before you moved in:
Peabody are shockingly BAD. Terribly awful. I wish I had known that. But all in all it’s a great place to live and the residents community is great too.
