Very cheaply made development with frequent property issues, things break constantly. There's been frequent construction with noice pollution but rent is not totally unreasonable and the room layout is quite nice, overall you can see how many corners have been cut.

It's pretty close to northern quarter and some nice places in ancoats but it can be a bit of a rough area

How has the building management responded to any problems or issues you have raised:

The building is poorly maintained and yet rent is increased

Rent has and likely will continue to go up and many aspects of the building are cheap and fragile

Awful flats and company

The development is awful, the company does not care about the tenants and rent is extortionate. There are literally no facilities, aside from what you've got in your flat / room. Maintenance takes forever to get anything done. When I moved in I didn't have internet or a working toilet for 2 weeks, my shower has been damaged for a while and after numerous appeals to get this fixed still nothing has happened. Once the front door was completely broken and therefore always left open and it was in this state for months. My flat is a flatshare and has a tiny kitchen and no other common area, so it may as well be student halls.

Please tell us about the good and bad aspects of living in your local area:

The only good part is the area, it's close to ancoats and the northern quarter and central Manchester is just on the doorstep. The area is great, Manchester is brilliant.

How has the building management responded to any problems or issues you have raised:

They respond and say they're doing something, but usually don't and if they actually do decide to fix your maintenance problem it takes weeks/months.

Please share one thing (or more) which you wish you had known before you moved in:

that the company had no fault evicted most previous tenants in order to gut the flats into flatshare properties with no common areas.

The northwest manager is the most incompetent person I have ever had to deal with. TOOK OVER 2 MONTHS FOR SOMEONE TO ISSUE MY DEPOSIT BACK.1 person to contact for everything, absolutely no facilities included- no concierge, no common room and no 24 hour on site staff. The maintenance team is outsourced and takes weeks to reply to an email.

Please tell us about the good and bad aspects of living in your local area:

Bins overfilled and sometimes don’t get collected, front and back doors left open, unsafe and dirty. Dead rats found in the carpark, security cameras filled with water, parcels go missing with doors open.

How has the building management responded to any problems or issues you have raised:

No blame tenants for issues with buildings, takes months to do anything, only bad press encourages management to take any action.

Please share one thing (or more) which you wish you had known before you moved in:

That I shouldn’t move in and consider living anywhere but here, its not worth the headache.

Great building overall with some flaws

The good Location is perfect only a 10 minute walk to city centre. The one bed apartment is nice. The best thing about it is the view of the city and a lot of natural light which is uplifting. Room for storage was not considered so additional space is limited. Car parking in a secured place is a great benefit. In house clothes washers and dryers. The bad Had blinds needing replaced when moving in. Ocasa called out on two occasions to measure blinds (which I had to be home for, inconvenience for working people) then they never returned to fit the actual blinds. Management of the building could be better at times but this will improve hopefully. Overall I am happy here, but this building has so much potential to be amazing.

Please tell us about the good and bad aspects of living in your local area:

Location is perfect only a 10 minute walk to city centre. Local shops nearby either toward the city or on Oldham Road.

How has the building management responded to any problems or issues you have raised:

I have received responses, but not always actioning these concerns or requests.

Please share one thing (or more) which you wish you had known before you moved in:

You can't install a smart meter due to it being an apartment building.
